a unique program of customized services and performance policies
which provides a consistent level of property stewardship which
more closely approximates that of the owner. We embrace owner

Maintenance
Options - Unlike traditional property management companies,
we offer maintenance options . While all homes offered by Unique
Vacation Rentals must be impeccably maintained, we realize that
some owners may prefer to do some of their own maintenance so
we work with owners to design a maintenance program that meets
their needs.
Free Labor on
Routine Maintenance - Many property management companies
charge exorbitant charges for routine maintenance such as light
bulbs and air filters.
Amenity Choices
- While comfort is critical to providing desirable vacation homes,
Unique Vacation Rentals allows the owner to choose the amenities
that they would like to offer in their home such as premium TV
channels, internet access and long distance telephone service.
Loyalty Incentives
- Our goal is to create strong and lasting relationships with
both our owners and our guests through communication, integrity
and respect. Rather than luring you with a low management fee
and raising it every year, we've developed a program that gives
you discounts on your management fees the longer you stay with
us and the more properties that you trust us with.
Restricted Inventory
- To maximize occupancy rates of the homes we manage, Unique Vacation
Rentals, has made the deliberate decision to limit the number
of properties that it will manage in various categories. We understand
that most management companies don't want turn away bookings on
busy weeks such as holidays, so they keep a very high inventory
of properties that they manage. Unfortunately, this means that
on the weeks which are not as busy, they have to spread the bookings
across more properties resulting in higher vacancies rates for
their homeowners. Your success is our success and for this reason,
our goal is to minimize vacancies on our listed properties even
though it means that we will have to turn away bookings on busy
weeks. Only when our properties in a particular category reach
70% occupancy will will accept additional homes to manage.
Quick Resolution
of Guest Concerns - While we strive to have all guests
arrive to impeccable accommodations, issues can occur where attention
is needed. Our management is committed to promptly addressing
all guest concerns with 24-Hour Emergency Paging Service, knowledge-based
problem resolution and compensatory initiatives.
Responsible
Guest Screening - Unique Vacation Rentals diligently
screens all prospective guests and monitors the use of your home
on an ongoing basis with in-home orientations and non-intrusive
surveillance.
Concierge Services
- Owners or guests may choose from an array of comforting touches
like fresh flowers, catering, maid service and event planning.
Our personal concierges can also arrange for services such booking
a massage, arranging a round of golf and recommending a restaurant
(or steering you away from a bad one!). "5 Star" services
will assure that your guests return year after year.
On Demand Accountability
- All homeowners receive a link to real-time information related
to their vacation property. While many companies charge a monthly
fee, we absorb the vendor cost and provide this service free to
our owners. Via your secure logon, owners can view bookings, calendars,
accounting information and communicate with our property managers
at your convenience.
Tax Accounting and Payment
- We take on the responsibility of submitting all of your local
and state taxes at no additional charge to owners.
National and
International Affiliate Providers - Unique Vacation Rentals
is establishing affiliate relationships with various businesses
to increase exposure of our properties through alternate online
booking portals.
