Rental Policies

RESERVATIONS - All properties are reserved on a first come, first serve basis and may be made up to 18 months in advance. Reservation rates will be locked in and will not be subject to any future price increases except for required taxes.

SECURITY DEPOSITS - Security deposits are refundable and are equal to 15% of the weekly rental rate of your reserved property. Pet deposits vary and are non-refundable.

PAYMENT - Booking of reservations requires a pre-payment of 50% of the total rental rate, the refundable security deposit and non-refundable pet fee (if applicable) to reserve the unit. The remaining 50% of the total rental rate is due on or before 30 days of arrival. Rental fees may be paid with select credit cards, cash, personal check, business check, cashiers check, traveler's check or money order.

REFUNDS - All monies collected are fully refundable less a $30.00 cancellation processing fee upon receipt of a written notice of cancellation more than 30 days of scheduled check-in. No refunds will be issued if requested 30 days or less before scheduled check-in.

There will be no compensation for temporary utility company outages, inclement weather or any other circumstance that is beyond the control of Unique Vacation Rentals, llc, it's owners or employees.

INSURANCE - Unique Vacation Rentals, LLC recommends the purchase of travel protection insurance and provide information upon request.

CLEANING - Any stay of 4 nights or less will require the guest to be responsible for the standard cleaning charge for the reserved property. No cleaning fee will be charged for 5 nights or more.

RESTRICTIONS - All of our managed properties are for adult and family rental use. Properties will not be rented to singles or vacationing students under 25 years of age unless accompanied by at least one person over the age of 25 during their stay.

PETS - no pets are to be on the premises of any of our vacation properties at any time unless the poperty is specifically designated as pet friendly. Any guests in violation of this policy will be vacated immediately and will forfeit all monies paid.

SMOKING - To protect our owners' interest and assure that all of our visitors enjoy their stay, there will be no smoking of any kind in any of our managed properties. No exceptions.

PROPERTY USE - Guests are asked to remember that our vacation properties are owned by private individuals and should be treated with the same respect as you would require from guests in your own home. Furniture is not to be moved. Dishes are to be washed and all trash is to be bagged and placed in proper trash containers. Property must be left in an orderly condition.

PERSONAL PROPERTY - Unique Vacation Rentals, LLC will not be responsible for any guests' property should it be lost, damaged or stolen.

ARRIVALS AND DEPARTURES - Check-in time is 4:00 PM CST and check out is 10:00 am CST. Please adhere to this policy so that vacation homes may be properly prepared for the next guests. We cannot grant any requests for late check-outs during peak seasons and any holdover may result in the guest being charged an additional day.

Unless nighty rates are available, our vacation homes rent on a weekly basis (7 nights) from Saturday afternoon to the following Saturday morning. Any other rental requests will be handled on a when possible basis, due to availability. Please call for if you would like to discuss renting one of vacation properties for periods other than full weeks.
